From the price list to life after handover
Sales in a project rarely stall for one single reason: the list was built wrong, the visuals were weak, incoming enquiries went untracked, or the commercial units were marketed with residential logic. All of the below is our job.
Price list and payment plan strategy
We work through current comparables in the district and build a per-m² structure that reflects floor, aspect, view and size differences, then plan deposit and instalment scenarios around what the market can actually pay. A badly built list slows a project from month one — and the discount that follows unsettles your early buyers.
Visuals and sales material
Professional photography, video tours and drone footage where it helps; floor plans, unit layouts, price lists and presentation files. As construction progresses we reshoot and keep both the listings and the material current. The standard is visible in our portfolio.
Listing and marketing management
Units are published in our sahibinden.com store with paid boosts, sharp copy and deliberate positioning. Pricing is controlled from one desk — the same project never appears at different prices in different places. Our site runs in Turkish and English, so buyers and tenants abroad see the same standard.
Enquiry and lead management
Every call, message and viewing request lands with us. Candidates are screened on budget, payment plan and seriousness; for lettings we check income and references. Every lead is recorded and followed up — nothing goes unanswered.
Contracts and official process
Sale undertakings and tenancy agreements, eviction undertakings, inventory lists, construction servitude and title deed appointments, and coordination with banks on mortgage applications. As a licensed agency we prepare every document in line with Turkish regulation, including the statutory listing authorisation each owner grants online.
Commercial units and tenant mix
Ground-floor shops, offices and storage units are not sold with residential logic. Which unit suits which sector, what rent level will hold, which tenant lifts the value of everything around it — we build the leasing plan on those answers and write the contracts with the long term in mind.
Stock tracking and reporting
How many viewings took place, which unit types sold through, which price is meeting resistance, which channel the demand comes from — you see it in regular reporting. If the market moves, we revise pricing and marketing together while the project is still running, not after it.
Letting and management after handover

Plan and material
Price list strategy, marketing plan and all visual and written material are prepared, and the statutory listing authorisations are completed.
Sales and leasing period
Listings go live, enquiry flow and viewings are managed, contracts are executed — with regular reporting to you throughout.
Handover and beyond
Title deed and handover processes are completed; for buyers who want it, letting and property management take over from there.

FAQ
Common questions
Do you take on whole projects only, or remaining stock too?
Both. We can start before launch and run every unit through to the end, or take on the apartments, shops and offices left over in a completed project. With remaining stock the first job is usually rebuilding the price structure and the presentation.
We already have our own sales team — can we still work together?
Yes. In that case we act as an additional sales and leasing channel, directing our own enquiry flow and existing client base to the project. Pricing and stock information is kept in sync with your team.
Do you market commercial units as well?
Yes — it's one of the areas we focus on. With shops, offices and warehouses the work is as much about planning which unit goes to which sector, setting the right rent level and structuring the lease for the long term as it is about finding a tenant.
How is listing authorisation granted?
Under Turkish regulation, property listings may only be published by licensed agencies the owner has authorised. Authorisation is granted per property through the government's e-Devlet portal, takes about two minutes, and can be withdrawn whenever the owner wishes.
Can you reach foreign buyers and tenants?
Our entire site and our listing presentations are published in English as well, and enquiries from buyers, tenants and investors living abroad are handled by the same team. For remote transactions we coordinate the paperwork and handover on your behalf.
How quickly can we start?
We meet you on site the same week for the project review. Shooting, material and listing preparation take a few days depending on the size of the project, and we can go live as soon as authorisation is complete.
